Puerto Vallarta is two cities stacked against each other. North of the Cuale river the valley flattens out: Versalles, Fluvial Vallarta, Aramara, the Hotel Zone and Marina Vallarta were laid out on level ground, with continuous sidewalks, short blocks and groceries, pharmacies and restaurants within a few minutes on foot. Across the Ameca river, Nuevo Vallarta, Flamingos and downtown Bucerías are just as flat and even more spread out, with wide avenues and newer buildings.
South of downtown the terrain changes completely. Amapas, Conchas Chinas, Alta Vista, Gringo Gulch and the South Shore climb the Sierra Madre: that is exactly where the postcard views come from, and also where you find cobblestone streets at 10–15% grade, long exterior staircases between the street and the lobby, and condos whose "ground floor" is three levels above the parking. A building there can have a perfect elevator and still leave you a hill to walk. If a step-free route matters to you, the neighborhood decides more than the building does.

The bay's private hospital cluster sits along the flat corridor between the Marina and downtown: Hospital Joya Marina and Hospiten Puerto Vallarta on Francisco Medina Ascencio, SANMARÉ nearby, Sanatorio Belén and Hospital Multimédica inside Versalles, CMQ Premiere toward the south entrance, and Hospital San Javier Riviera on the Nayarit side for Nuevo Vallarta and Bucerías. From a condo in Versalles, Fluvial, Las Glorias or the Marina you are typically 5–12 minutes by car from an emergency room, with 24-hour pharmacies on the same avenue.

It matters for daily life, not just emergencies: lab work, physiotherapy, dentistry and specialists concentrate in the same stretch, and the ambulance route from the flat corridor avoids the cobblestone hills entirely.
A single-level home is a house: everything on one floor, no interior stairs, its own garden, no monthly dues and no shared machinery to maintain. The trade-off is location — most of the single-level inventory sits in Nuevo Vallarta, Flamingos, Mezcales or the valley developments, so daily life depends on a car.
A condo with an elevator solves access at the building level: one floor per unit, the elevator as the only vertical movement, 24-hour security, a pool, and maintenance folded into the HOA dues — which is what makes it work as a lock-and-leave property you can close for months. The listings on this page are all condos (MLS class A) whose feed reports an elevator, filtered to one and two bedrooms, the layouts that are almost always on a single level.
A step-free unit is one you can reach from the street to the front door without climbing a single step: level sidewalk or parking, a lobby entrance with no change in grade, an elevator serving every floor (ideally the parking level too) and a single-level interior with no interior steps down to the bedroom or terrace. Plenty of buildings in the bay have an elevator but still leave two or three steps at the lobby door or a ramp at the garage: that breaks the chain, so verify it on site.

Versalles, Fluvial Vallarta, Marina Vallarta, the Hotel Zone (Las Glorias), Aramara, Nuevo Vallarta, Flamingos and downtown Bucerías sit on essentially flat ground: continuous sidewalks, minimal grade, and groceries, pharmacy and restaurants within walking distance. By contrast Amapas, Conchas Chinas, Gringo Gulch, Alta Vista and much of the South Shore climb the Sierra Madre on steep cobblestone streets, where even the most accessible unit still leaves you a hill to get home.
Not always, and it is the most important question after price. In some towers the elevator starts at the lobby while parking sits half a level below via ramp or stairs, which means carrying groceries up. Ask the building manager for the circulation plan, or confirm during the showing that the elevator has a basement button and that the path from the parking space to the elevator is level.
Outages are routine in Vallarta during rainy season. Ask whether the building has a generator, whether the elevator is wired to the emergency circuit (many generators only cover pumps and lighting, not elevators) and whether the cab has a phone or intercom. Also check the HOA minutes for the date of the last major elevator overhaul and whether a reserve fund exists to replace the equipment: a 20-year-old elevator can mean a large special assessment.
They solve different problems. A single-level house puts the entire program on one floor with no interior stairs, a private garden and no HOA dues, but usually in outlying developments such as Nuevo Vallarta, Flamingos or Mezcales, and it depends on a car. A condo with an elevator is vertical living where the building solves access, and in exchange you get 24-hour security, a pool, elevator maintenance folded into the dues and the ability to lock up and travel. Want one level with no dues? Look at houses. Want to close the door for six months and walk everywhere? Look at elevator condos.
