How much does vacation rental management cost in Puerto Vallarta?

The standard HOMIA Rentals commission is 20% of the net rate (after the Airbnb, VRBO or Booking fee) when the program brings the guest, 15% for guests you refer, and 0% when you or your family stay. The Full-Service plan adds a monthly fee quoted for your property. Final terms are set in your individual contract with Beach Please.

Can I still use my property?

Yes. Block dates anytime from your owner portal, and your own stays carry no commission.

How are nightly rates set?

With dynamic pricing: rates adjust in real time to demand, season, competition and your property's features.

Do you discount longer stays?

Yes. Typically 5–10% for weekly stays and 15–20% for monthly stays.

Who pays for cleaning, supplies and repairs?

They come out of your rental income and show on your monthly statement with receipts. Emergencies are handled immediately, and every job is documented with photo and video.

Who do I sign with?

HOMIA Rentals is HOMIA's rental program, operated by Beach Please (BPM Nayarit), which manages 150+ properties on Banderas Bay. You sign your management contract directly with Beach Please, and you always choose who manages your property.

Puerto Vallarta, Bucerías, Nuevo Vallarta and Riviera Nayarit, from studios to beachfront villas.
