Is this Puerto Vallarta condo overpriced?

The only valuator that uses what buyers REALLY paid (real closed sales), not inflated asking prices.

Analyzes 4,500+ active MLS listings and 1,000+ real closed sales across Puerto Vallarta & Riviera Nayarit · Source: MLS Vallarta (RETS)

How it works

  1. 1. You enter the property: zone, size, bedrooms, view, floor and asking price.
  2. 2. We pull real comparables from the same zone and adjust each one to your property's conditions (view, floor, beachfront, size).
  3. 3. You get a verdict — overpriced, fair or a bargain — plus the price per m² that buyers REALLY paid in recent closed sales.

Why the asking price is NOT the real price

In Puerto Vallarta, what sellers ask and what buyers pay are two very different numbers. In Bucerías, for example, active listings ask a median of about $4,100/m² — but recent closed sales show a median of roughly $3,400/m² actually paid. That ~18% gap is exactly what most portals and directories hide: they only show asking prices. This tool is the only one that also shows you what was really paid.

Sources & methodology

Figures come from the Vallarta MLS (RETS): active listings for the fair-price range and closed sales from the last ~12 months for what was actually paid. Each comparable's price per m² is adjusted to your property's attributes (ocean view, floor, beachfront premium and size elasticity), then the median sets the fair price; the p25–p75 range gives the typical band. The suggested closing price blends 60% real closed sales + 40% active listings. This is a data-driven estimate, not a formal appraisal — HOMIA is an AMPI- and NAR-member brokerage. Frequently asked questions

How do I know if a Puerto Vallarta condo is overpriced?

Compare its price per m² against real comparable sales in the same zone. HOMIA's free valuator does this automatically using both active MLS listings and — crucially — real closed sales (what buyers actually paid), then tells you if the asking price is high, fair, or a bargain.

Does the valuator use asking prices or real sales?

Both. It shows the fair price from active listings AND the median price per m² actually paid in real closed sales — the number portals and directories don't show. Asking prices in Puerto Vallarta often run well above what buyers actually pay.

Is it free? Do I need to be selling?

It's free. It works whether you're a buyer checking a listing you like or an owner wondering what your property is worth. You get the verdict instantly; the full report with comparables and a suggested closing price is one form away.
