Question 1

How much do luxury condos cost in Puerto Vallarta?

Accepted Answer

Luxury condos in Puerto Vallarta range from $200,000 USD for 1-bedroom units in areas like Bucerías and Mezcales, to over $1,000,000 USD for beachfront penthouses in Amapas or Conchas Chinas. HOMIA currently offers pre-construction and ready-to-move-in units from $309,404 USD.

Question 2

Are HOMIA's prices in USD or MXN?

Accepted Answer

All HOMIA development prices are listed in USD for international buyers, as is standard in the Puerto Vallarta luxury real estate market. Resale MLS listings may be listed in either currency.

Question 3

Do prices include closing costs?

Accepted Answer

Listed prices are property prices only. Closing costs in Mexico typically add 5–8% of the purchase price and include acquisition tax, notary fees, and fideicomiso setup. HOMIA provides a detailed closing cost estimate for every transaction.

Question 4

Can I negotiate the price of a development unit?

Accepted Answer

In pre-construction projects, pricing is typically fixed by the developer, though early-access pricing and payment plan flexibility may be available. HOMIA advisors negotiate on your behalf to secure the best available terms.
