In Puerto Vallarta, what sellers ask and what buyers pay are two very different numbers. In Bucerías, for example, active listings ask a median of about $4,100/m² — but recent closed sales show a median of roughly $3,400/m² actually paid. That ~18% gap is exactly what most portals and directories hide: they only show asking prices. This tool is the only one that also shows you what was really paid.
Figures come from the Vallarta MLS (RETS): active listings for the fair-price range and closed sales from the last ~12 months for what was actually paid. Each comparable's price per m² is adjusted to your property's attributes (ocean view, floor, beachfront premium and size elasticity), then the median sets the fair price; the p25–p75 range gives the typical band.
