Is Zillow in Mexico? Why Puerto Vallarta Homes Aren't on Zillow (and Where to Look Instead)
If you have searched "Zillow Puerto Vallarta" or "Zillow Mexico" and come up almost empty, you are not doing anything wrong. Zillow does not operate in Mexico. Neither do Redfin, Realtor.com or Trulia. Every one of the big U.S. real-estate portals covers the United States only, so the beachfront condo you are dreaming about in Puerto Vallarta or Riviera Nayarit will never show up there.
This guide explains why Mexican property is invisible on Zillow, what actually replaces it, and how to search Puerto Vallarta real estate the way local buyers and agents do.
Is Zillow available in Mexico?
No. Zillow is a United States company and its listings come exclusively from U.S. Multiple Listing Services (MLSs). It has no data-sharing agreement with any Mexican MLS, brokerage or notary system. The same is true for Redfin and Trulia (both owned by or tied to the U.S. market) and for Realtor.com. Zillow's own coverage is limited to the U.S., which is why a search for Puerto Vallarta returns either nothing or a handful of stale, mislabeled results.
Canadian buyers hit the same wall with Realtor.ca — it only lists Canadian properties. There is simply no U.S. or Canadian portal that carries Mexican homes in any complete way.
Why isn't Puerto Vallarta real estate on Zillow?
The answer is how Mexico organizes listings. In the U.S., almost every for-sale home flows through a regional MLS, and Zillow plugs into those feeds. Mexico never built one national MLS. Instead, inventory is spread across:
- Regional MLSs such as MLSVallarta (the main Puerto Vallarta–Riviera Nayarit system) and AMPI chapters.
- Individual brokerages that keep their own listings, many of which never reach any shared feed.
- Developer pre-sales (preventa) that are sold directly and rarely appear on any portal at all.
Because that data is fragmented and lives in Spanish-language local systems, U.S. portals have no clean feed to pull from — so they show nothing.
What is the "Zillow of Mexico"?
There is no single national equivalent. The closest thing is the combination of a local brokerage connected to the regional MLS plus a portal that publishes verified local inventory. In Puerto Vallarta and Riviera Nayarit, that is exactly the gap HOMIA fills: real, current listings — resale homes, condos and new pre-construction developments — with English-speaking agents, U.S./Canada-friendly paperwork, and prices in both pesos and dollars.
Think of it this way: Zillow is a search box with no Mexico data behind it. A local brokerage is the data — and the person who can actually get you inside the property, negotiate, and close it legally.
The risk of relying on U.S. portals for Mexico
When buyers do find a stray "Mexico" listing on a U.S. site, it is usually one of three things: outdated (already sold), a lead-generation bait listing, or priced in a way that has nothing to do with the local market. Worse, none of those platforms verify the two things that matter most in Mexico — clear title and, inside the restricted coastal zone, a valid fideicomiso (bank trust). Searching that way, you are flying blind on the exact points where foreign buyers get burned.
How to actually search for homes for sale in Puerto Vallarta
- Start with a local brokerage that is on the MLS. That gives you access to the shared regional inventory, not just one company's listings.
- Filter by zone, not just price. Amapas, Conchas Chinas, the Romantic Zone, Bucerías and Nuevo Vallarta behave like different markets.
- Ask for pre-construction options. The best appreciation (often 8–12% a year) comes from preventa that never hits a public portal.
- Confirm the legal structure up front: direct title outside the restricted zone, or a fideicomiso within ~50 km of the coast.
- Work with bilingual agents who handle U.S. and Canadian buyers every week, so wiring funds, closing costs and taxes hold no surprises.
Yes, U.S. citizens and Canadians can absolutely own property in Puerto Vallarta — foreign buyers are the largest group in the region. You just cannot shop for it on Zillow.
